KARNES was founded in Charlotte, North Carolina in 1988. We began producing our KARNES Reports, which covered the office, industrial, and retail markets in the Charlotte area. Our consulting team began offering feasibility, market analysis, and opinion letters to banks, developers, appraisers, and the brokerage community.

Raleigh Skyline

In 1996, KARNES expanded into the Raleigh-Durham, North Carolina market at the request of area developers requiring KARNES’ third-party analysis. The first issues of the KARNES Report Triangle were produced at that time and we also partnered with Commercial Real Estate Today to begin producing a quarterly listing publication.

Asheville Skyline

In 2001, at the request of the region’s leading commercial real estate developers and brokers, KARNES expanded into the Asheville, North Carolina market. In addition to producing our first issue of the KARNES Report Asheville, we also redesigned and expanded our KARNES Report coverage in Charlotte and Raleigh-Durham. The first beta of our Commercial Property Exchange solution was launched in 2001 in the Asheville market in an effort to collect and exchange listings and building data throughout the region.

CIE Version 1.0

In 2003, KARNES launched its first non-beta Commercial Property Exchange solution in the Triangle (Raleigh-Durham) market. The process involved creating a new system and migrating old listing content from a former Commercial MLS. This system was the first fully researched commercial listing platform in North Carolina. The property-centric system allowed for users to add listings (suites) to properties, create stacking charts, and more.

In 2004, KARNES partnered with CommercialSearch, a CIE provider, to be the research provider powering the Charlotte Commercial Property Exchange. This partnership was one of the first in the country to feature a technology-only firm combining efforts with a research firm to provide a fully researched CIE solution.

In 2005, KARNES launched Version 2.0 of its Commercial Property Exchange solution in the Triangle (Raleigh-Durham) market. The system featured mapping, quick editing, broadcast emails, and much more.

Winston-Salem Skyline

In 2006, KARNES expanded into the Triad (Greensboro, Winston-Salem, High Point) region after partnering with the three Triad-area REALTOR Boards to create the Triad Commercial Information Exchange (Triad CIE). The researched platform was powered by the KARNES Commercial Property Exchange Version 2.0.

In 2007, KARNES launched Version 2.5 of its Commercial Property Exchange solution in the Charlotte market, taking on both the research and technology components for the Charlotte region. The updated version included many of the features enjoyed by Version 2.0, but also integrated such new technologies as polygon map searching.

In 2009, after over 12 months of development, KARNES launched its completely redesigned Commercial Property Exchange, Version 3.0 in the Charlotte market. Every element of the existing CPE solution was refined, with key benefits that included enhanced searching and filtering capabilities, upgraded map results and search tools, and improved listing delivery methods. After an incredible response to Version 3.0 in Charlotte, KARNES rolled out the upgrades to the Asheville, Triad, and Triangle markets over the next 12 months.

In 2012, KARNES released its first iPad version of the Commercial Property Exchange, with an app available for each market served by KARNES. This first release allowed users to view listings updated in real time, view portfolios, and more using the iPad’s simple user interface. The iPad app, which is available for free to subscribers, also allows non-subscribers to search public listing content.

In 2014, KARNES launched Version 4.0 of its Commercial Property Exchange in all markets. The new release featured a completely redesigned site, improved PDF report creation, improved mapping, and much more. KARNES also released an upgraded iPad App for the Commercial Property Exchange during 2014, which featured location services, gallery image viewer, and an overall iOS 7 redesign.

Andrew Jenkins, managing partner of KARNES, is responsible for both the commercial real estate analysis work performed by the firm and the company’s web-based initiatives. In addition to overseeing the quarterly analysis of commercial properties in Raleigh, Durham, Charlotte, Greensboro, Winston-Salem, High Point, and Asheville, Mr. Jenkins also oversees the semi-annual analysis on the Raleigh-Durham apartment market. Mr. Jenkins web-based initiatives include the creation of commercial property exchanges for the Charlotte region, the Raleigh-Durham region, the Greensboro/Winston-Salem/High Point region, and the Western North Carolina region.

Mr. Jenkins is a contributing writer to the Charlotte Business Journal’s Real Estate and Leasing Report, a quarterly publication covering commercial real estate in the Charlotte area and is frequently a quoted source in newspapers and other periodicals throughout the state. Since 2001, Mr. Jenkins has been a guest lecturer at the University of North Carolina at Chapel Hill Kenan-Flagler Business School, helping graduate and undergraduate students better understand how market analysis and research improve and aid the decision-making process in the commercial real estate industry. Mr. Jenkins was also recognized by the Charlotte Business Journal as one of the region’s 40 under 40 during 2009, which acknowledges those individuals under 40 that are making major strides in their careers and having a positive impact on their communities. Mr. Jenkins has also been a presenter at the North Carolina Appraisal Institute’s Real Estate Valuation Conference.

Mr. Jenkins is a member of NAIOP Charlotte, NAIOP Research Triangle, NAIOP Triad, ULI Charlotte, and the Charlotte Region Commercial Board of REALTORS (CRCBR). Mr. Jenkins has also served on the CRCBR Deal Makers Awards Panel, serving as the official auditor for the annual awards program. CRCBR also awarded Mr. Jenkins the President’s Award in 2005 for outstanding service and contribution to the association.

Brian Reece

Managing Partner

Brian Reece, a managing partner of Karnes Research Company, has been involved in the commercial real estate industry for over 20 years. In addition to his research and analysis work with Karnes Research Company, Mr. Reece has been on the opposite side of the industry while working with commercial real estate developers.

Mr. Reece joined Karnes Research in 1996 as the Director of Research Services. Mr. Reece has been in charge of the research team tracking the Charlotte, Triangle, Triad, and Asheville commercial markets covering office, industrial and retail properties, as well as the Raleigh-Durham apartment market. Mr. Reece has also consulted public and private sector clients on issues such as economic development, housing, retail demand, office and industrial demand, apartment feasibility, and demographics.

Mr. Reece is the Co-Founder of the Downtown Raleigh Living Advocates, a civic organization with over 1,000 members, and served as its president between 2009 and 2013. Mr. Reece has also served as a committee member for the Research Triangle Chapter of NAIOP. Mr. Reece served as the Chairman of the Raleigh City Museum between 2008-2009. Mr. Reece has also served as a Champion Judge for the Triangle Commercial Real Estate Women (TCREW) since 2006. Mr. Reece is a member of the Triangle Apartment Association (TAA) and has been a speaker for Triangle J Council of Governments, the Institute of Real Estate Management (IREM), and the Triangle Apartment Association Economic Forum.

Research Assistant

Job Description:
KARNES, the leading provider of commercial real estate research solutions in North Carolina, is looking for an enthusiastic, results focused individual to join our Charlotte, NC-based research team. As a Research Assistant, you have a critical role to play within KARNES’ business, by gathering real-time information on the KARNES database of listings, properties, and transactions in the markets analyzed for our clients. You will be responsible for accurately capturing property-specific information from brokers and owners to ensure that our clients can continue to rely on KARNES’ analysis to be the most accurate in the marketplace. ColdFusion Developer/Programmer
Charlotte, NC

Job Description:
Karnes, the leading provider of commercial real estate research in the North Carolina area, is looking for a ColdFusion Developer / Programmer for its Charlotte, North Carolina location. The candidate will be responsible for assisting in the creation, modification, and maintaining of Karnes’ web-based computer applications for the commercial real estate industry. The web programmer is expected to participate in planning and implementation of system upgrades, assist in the training of users, prepare online and print help documentation, and assist in technical sales presentations.

Job Duties include, but are not limited to:

  • Meeting with lead developer to develop requirements and objectives for system upgrades and maintenance.
  • Meeting with clients and user group to develop strategies for improving system functionality or adding new features.
  • Create project flow charts and diagrams for implementation of new system processes. Knowledge of ColdFusion, MySQL, jQuery, and Linux will be required in order to determine process capabilities and limitations.
  • Create and/or update ColdFusion code utilizing code editing software in accordance with developed work flow and diagram plans. Knowledge of CSS styles, Javascript, jQuery etc. will be required in order to create finalized projects.
  • Create and maintain MySQL tables/queries, and perform and maintain system backups.
  • Conduct testing of new and existing applications.
  • Write operating documentation and manuals, record online demonstrations, perform system trainings to users and staff.
  • Maintain historical records by documenting system development and revisions.
  • Ensure operation of servers, internet broadband, etc. by following manufacturer’s instructions; troubleshooting malfunctions; calling for repairs; evaluating new equipment and techniques.

Skills/Qualifications Requirements:
ColdFusion Programming (1+ years), MySQL query and database management, Javascript, jQuery, CSS, design application experience preferred, and Red Hat Linux experience a plus. Programming experience with iOS a plus.
